I live at 175 park st in Kingston for 4 years.There was a nicky 9 knocker at my door and many others in the building,about 3 or 4 nights a week 2 or 3 times a night that would persist even after being told off many times.i constantly tride help to catch him and the landlords always worked against me.after a year of this.he kicked my door off its hinges enough to push through and left.homestead installed cameras in the stairs in 2 days.it took them 10 days to fix my door it.the tenant living above me was hitting his concrete floor deliberately 20 hour's a day for 7 longs months.bothering the whole building.the police where there hundreds of times a most daily.they did nothing as the landlords continued to antagonize the situation in what seems any way they could.all they did was lie at the tribunal and wast my time.so I stoped paying rent 4 months.and when I was moving out the landlord got rite in my face, no mask and orders me to move my things back upstairs,no mask either.the worst tennants there are the landlords.go figure.anybody that lived there knows how bad the supers and homestead managment is!!!

2 major racial encounters with homestead properties. They have zero care for their tenants... even after multiple attempts of informing management about my incidents both of which posed a major threat to me and once with my friend. West park 2 is nice space wise but it has racist tenants and management doesn’t do anything about it.

Avoid Homestead. They have very poor property management. My parents moved from Kingston to Ottawa and were not informed of the ongoing leak in the apartment before they acquired it. Neighbors have said that many tenants before my parents have moved in and out due to the leak. My parents were hoping to make this their last move. They are declining in health and moving is a big stress on them. However, after going through 12 leaks in the ceiling over two years they have had enough.

Homestead has not offered them anything in compensation. It has caused them a lot of mental anguish and they are afraid to leave the unit as they don't want a leak to ruin their personal belongings.

There is so much wrong about this situation.

We are considered to be in their "luxury" building in Toronto. We have been here for several years now. If you think you should come in because of their incentives, I would think again. Not only is there several issues with the mechanics of the building that don't get resolved, there are considerable issues with the property managers and superintendents who don't maintain the grounds, units, or the building (all the way from elevators being out to cigarette smoke in the halls and outside on the property to filthy dryer filters to allowing dogs to urinate on the entranceway and having an open off-leash dog park to everyone in the neighbourhood) . They let things go and ignore, ignore, ignore! Both the property manager and the superintendent are flat out rude who hide! I have owned several properties in this city including condominiums and there is no way that this building is being maintained properly. Lucky for us our time here is limited and related to life phases. Think again before jumping in!

They are the Kushners of Canada they don’t care about their tenants. They treat their employees like slaves and teach them how to lie to tenants and if they don’t they get fired. Human Resource is corrupted because they are all in weird relationships with the head of the company ( sleeping together) I have collected facts and soon I will bring them down with everything they have. Don’t rent with them, don’t give them business they are degenerate corrupted crooks that will suck Your pockets dry plus make you pay their layers fees. Speak up!

This company as a whole is a joke. Their only priority is to show appear as a high end group of rental units, but do not actually complete any major repairs. The underground parking at The Arlington in Ottawa/Nepean has large cracks in the walls, pillars and sewer lines. To the point that when it rains or a winter thaw, the water is literally like a waterfall gushing through the foundation. Automatic/disability assisted doors never work, which is unacceptable for those with mobility issues. Cockroaches and mice are constant issues - I have proof, and they say "we spray constantly in an attempt to control." The entire building smells of weed, literally 24 hours a day. Other tenants have loud parties and play bass thumping music at all hours, and the building manager/company do nothing as long as they are collected money. In-unit repairs take forever and never within the time frame they notify for, if at all. If I was able to give zero stars, I would. Absolutely horrible, and each year they get worse and worse. Avoid Homestead like the plague!!!

Building is infested with Roaches! Management at London office is redundant and ineffective, basically unresponsive to complaints and or work orders. Superintendents have no respect for tenants are argumentative and do not give notice of entry before entering units and then deny they didn’t give a notice of entry. They basically make living in their buildings a living nightmare and are true slum lords. I would never recommend a Homestead Building because their management teams and staff, their buildings are fully infested with bed bugs and roaches while they shrug their shoulders and say things like “do what you gotta do”
Homestead Land Holdings is a nightmare! Do not rent from them!

I'm beyond sick and tired of life in the park regency Kingston I'm a tenant who pays her rent on time but does have a hearing disability to where I can't always hear my television and having a volume at 33 to 50 in the middle of the day shouldn't be a violation also citing someone for noise for playing a mobile game on my phone on the patio on a side street in downtown Kingston shouldn't be acceptable. There's traffic and cars sometimes they honk horns or crash I'm now in the process myself of trying to find a new place all inclusive I'm tired of this. This is becoming way past harassment it's now abusive that someone can't enjoy television in the middle of the day without someone complaining to the landlords. Give me a break. I have other people even telling me this is abusive practices I would never live in another homestead apartment again. Like others have said if I could give negative stars I would In a heartbeat

My husband and I are in the process of moving out. This place has been nothing but problems from the beginning. Ceiling tiles coming down in the kitchen on account of water . Water dripping on the floor because of that situation. Reported it about 4 months ago and nothing was done about it. Sharing elevators with dangerous breeds of dogs. Air conditioning not working well in the summer. Elevators not functioning well most of the time and the list goes on. Management have no respect for the tenants.
I would never recommend this place to my worst enemies.

If I could give a no star review, I would!!! We have lived in the apartments on Surrey Lane in Burlington since February 2017. I was 4 months pregnant when we moved and was looking forward to enjoying my maternity leave come summer. But, that did not happen because unbeknownst to us, they were starting construction on the underground/above parking lots come spring!! We are only on the second floor, and the construction is literally right outside our bedroom window where my baby should be able to sleep peacefully and uninterrupted.....but no!!!! Jackhammers and other loud noise all day long most days, hardly a moments peace.
The construction started at the beginning of June and was supposed to be "approximately" 4 months long, which means it should have been done by September. It is now the middle of November and has not been completed, nor does it appear to be near completion in the next month or so. I am very angered by this as I have not gotten to enjoy the first few months with my first child, and it has interfered with his sleep. You can also hear contractors at various hours working on the empty apartments which are being renovated. I cant wait to leave this place!!!!!!

This is my second year with homestead and honestly if negative stars were possible thats what i would rate them. I have lived in their bachelor unit..no heat at all the entire winter and nothing is done when you complain. A space heater was loaned to me months later which blew the fuses everytime i tried to use it. I warmed the apartment using the stove and ovens. I was right by the back door and they were missing window sliders so it was cold as hell. When I tried to talk to the manager about it they were so disrespectful and defensive!!

Next i moved into a different unit at the end of my lease thinking it would be better as the heat should work and im on a higher floor. Nooope. They handed me the keys to move in at nearly 8 pm and was very clear on the fact that i had to be moved into the new unit by 12 midnight...like how the hell?? The managers again, disrespectful, not at all apologetic. Then the female "Sheila" sends her "big scary" husband down to scare us. The new unit was not prepared for us at all. The shower wasnt even wiped down, the paint was still wet, the carpets were disgusting and torn, and still, no responsibility was taken by homestead. A week later i discover the unit has bedbugs AND roaches.

After 4 months of me complaining, it was finally treated..it took 4 months for me to be able to unpack my things because of the bed bugs, so i was sleeping on my couch for 4 months and had no access to my clothes or kitchen. Think they did any sort of compensation for their incompetence? Not at all.

Shortly later, i had to call the financial department to set up an arrangment to pay one month of my rent later than usual. We made an agreement and ive been asking for a copy of the n4 for weeks in order to pay my rent as i needed that proof. I never got it, i paid rent for the one month then was 3 days later on the second month we were in. (Its due on the 1st). On the 3rd Crystal sends me an eviction notice in the mail. Now i have to pay an extra 175 because homestead is unable to communicate with their tenants and takes weeks to return calls. Homestead needs to loose their licenense all together. They dont care how many times they break their end of the contract as long as you pay rent on time! They are the most disrespectful incompetent human beings i have ever met who have never once taken responsibility for their crookish ways. Disgusting. Im out of here as soon as this lease is up.

BED BUGS . This has been on going for the past year and a half that I have been here.They finally made it to my apartment because the people above me have had them. I have to wait 6 days to have some one come in and kill them.So I have welts all over my body. NOT VERY NICE. The office staff are very incompetent the worst that I have ever seen. There is one that treats you like a child. There is another that has an answer for everything instead of just shutting her mouth.SHE NEEDS TO BE TRAINED TO DEAL WITH THE PUBLIC OR FIRED. So because they won't fumigate the building we have to work like idiots (after doing our days work) and come home wash all my clothes then live from garbage bags outside for the next 3 weeks. Vacuum needs to past everyday all electrical outlets need to be taken off This may have even ruined my 3000 dollar bedroom set but they don't care as long as the rent is paid. I will need to get my rugs cleaned after my couch and it has already cost me approx. 50 dollars for wash. KEEP AWAY FROM THIS PROPERTY .We pay over 14 thousand dollars a year to live in this bug infested building. Where is the justice?

I see that others have had the same problem I am having in other buildings owned and operated by Homestead. They skirt around the Landlord-Tenants Act, which requires they give 24 hours notice to show an apartment to a potential client when you have given notice to leave. Instead they send each week a "carte blanche" statement that they will be showing the apartment at any time between 9:00 AM and 8:00 PM for the following three days. The intent of the Act is that they give adequate notice before EACH actual showing, not to simply say we MAY show up without further notice at our convenience, not yours. This evening the agent came around in the middle of our dinner and would not agree to come back after we were finished and barged in and showed the place to a potential client over my protests. She must have known hours before that this person had wanted to see the apartment but never bothered to call and let us know. This is a small example of the arrogant and thoughtless manner that the staff of this company have been conditioned (and possibly even trained) to display to their paying clients.

after 10yrs living there, I moved out in 2014 from 175 Shaughnessy Blvd. North York and the Superintendent Barrie signed the move out check list form with $0 balance after walk with me through the unit. But I got phone call from a collection company from Hamilton this month claiming that I need to pay $750 to homestead land holding Ltd. If I do not pay, they will report to credit bureau. I asked for detail invoice and they pass me one from Homestead with "moveout expenses" charge. I guess it is very easy for a company as Homestead to invoice tenants after they moved out as net profit.

If I could give this building and it's employees negative stars, I would. Not only is the staff lazy but they barely speak English enough to understand what is being asked of them (both Supers and Building Manager Valery).
- The Superintendents are lazy ,incompetent, and don't do their jobs properly. They only respond to you if you're Romanian, what the manager is, otherwise they just shoo you away and claim that it's not their job or business.
-Second of all, there is a massive cockroach infestation in this building. Toronto it self has a cockroach problem but this place is brutal. They don't do anything about it.
-Thirdly, The rent has been escalating in this place the past few years for unnecessary reasons. They've lied and said the rent was going up for X reasons when those things never happened. I know that this is a prime location to rent in but they're crooks, scammers and if I can save someone the hassle and money of moving into this place, I'm glad.
-People were stuck in the elevator last summer and Valery didn't want to call the fire department because she didn't want to spend the money to have them come. It was middle of summer and there were 6 people trapped.
-They've made numerous repairs to things that didn't need repair strictly to suck money out of us.
-They didn't have the guts to give us an apology letter after telling us they were replacing the toilets when they got the wrong sized toilets and changed their minds. People took the two days off of work to be here and lost days pay because they never monitored we got the wrong size.
-Over all this building is definitely not worth the headache, hassle and money.
- our unit wasn't even READY to move into when it was time. They never bothered to give us a refund or even an apology.
-head management, Margret, is an idiot. She does NOTHING about anything that gets passed her way.

I have absolutely no idea what the people who are complaining are talking about. Homestead aquired our building a few months ago, and immediately went to work improving it. Sure, a few MINOR inconveniences that come with ANY reno projects aside, I sure do love the new & updated laundry facilities, and brand new gym equipment. Our site managers Shelley & Sean are always visible, and approachable. The place is imaculate.

Just got home on from work today (June 2nd) and found a notice on my door stating that they would be performing a pre-vacate inspection on June 3rd at 8:00 am. Don't they by law need to give tenants 24 hrs notice? Yes they do, so they back dated the notice to say it was served on May 31st!! These guys are crooks, and I would never recommend this company to anyone!!

We live in Ottawa, St-Laurent Towers. Buildings are riddled with bed bugs and roaches, our unit included. Homestead cannot provide adequate parking, nor proper snow removal which leads you to have to shovel your own spot, and charges for visitor's parking even during the day so you cannot even park temporarily to get your car out of your spot for the snow removal. Homestead recently acquired the building, and knew they had a lot of maintenance and repairs to do but of course would never tell new tenants that upon signing lease for top dollar market rent. result? Stuck with an apartment building in constant renovation noise such as hammer drilling, etc. Homestead has no regards for tenants and for compensation. They do not investigate complaints and upon moving, we found more bed bugs, Homestead proceeded to rent the unit out to someone else without treatment. Disgusting. Honestly not worth giving them a dime of your hard earned money, please stay away, they are crooks. I've never in my life, and several rental units had such bad experience.

This is regarding a property that Homestead manages in downtown Hamilton. When reporting an (recurring) excessive party noise issue after 10 PM one time we were told that the tenant "is allowed this activity until midnight". When reporting possible illegal activities the response was to "contact the authorities" and showed no interest being involved. Homestead does not seem to have any care regarding their customers as long as they pay rent on time, but they have very little interest honouring their part of the contract.

Constant construction, walls cracking, no drawers in kitchen, multiple water shut offs, a 90 yr old lady was stuck in the elevator for over an hour, elevators down, tenants had to use the stairs, the landlords enter units without notice. My husband walked in on a landlord in our unit!
We requested they only enter if it's an emergency because we suffer from anxiety, they didn't care at all.
It seems they care more about money than their tenants, which is unacceptable.
I understand the landlords are only doing their job, but the company as a whole is an embarrassment and should be ashamed of themselves.

the property is maintained poorly to state it lightly the grassy area around the building looks like a dump, scattered with garbage and dog crap some of which is so old its turned white there's fly's and bugs around the building and around the bottom where the building meets the ground is covered in tiny holes from ants and spiders where they make their way inside the response is to spray raid around the building if it bothers you not to add the cigarette butts thrown a bout.

on top of that the rental office is not open during business hours just another standard that couldn't be kept
