I was referred to Tim Palmer by Realtor April Winder. As a first time home buyer the inspection was really important to me. Tim was fantastic. He let me watch as he did his inspection so I could familiarize myself with the house. He answered any questions I had and pointed out key points to me specifically; like where the two outdoor water shut off valves were and the pictures and information in the inspection report he wrote is extremely valuable. I’ve referred to it a few times since we moved in a week and a half ago. Yeah, I could easily find the water valves!! I highly recommend Tim Palmer and Lighthouse Inspections, Durham. We finally found a possible home and due to the fact that multiple offers were expected in the following few days we wanted a quick inspection for decision making purposes to beat the crowd and avoid a bidding war scenario. Our agent, Doug Imrie recommended Tim from Lighthouse Inspections. Due to the circumstances, Tim made himself available to come first thing the next morning in order for us to make a decision with a few hours to spare. We have purchased several homes in the past but found that Tim was more detail oriented and interactive than other inspectors we have worked with. He explained every aspect of the inspection in detail and showed my agent and I any small areas written in that many would have missed. Following the completion of his inspection he explained everything thoroughly with use of his camera and our take away binder. To top it off he also went over the entire report a second time with my husband over the phone as he was unavailable when we did the review. We were able to complete the purchase with peace of mind. Very personable guy, great service. I would give him 5 stars and will recommend him to others.

We hired tim in August for an inspection of our 50+ year old home in Ajax. My wife and I were on time for the appointment - not only was Tim early, but he had already completed the outside inspection, thereby shortening the appt. Tim was recommended to me by my real estate agent, and I can certainly see why she referred him.
I had used a home inspector for my previous house but Tim's inspection was nothing like the other company. Tim was very professional and friendly and so thorough!

He took time to go through all the important factors for the inspection, had the right tools for the job and was very knowledgeable about his profession.

He went over things that should be done right away, things that were on the "to do list" at some point and other things that really didn't matter so much. His honesty put me at ease about the purchase of my house and I felt confident knowing what needed to be addressed after inspection.

I came across Tim at Lighthouse Inspections through a review much like this one. I can't tell you how impressed both my husband and I were with his thorough, amazing work. As first time home buyers, we were stressed and paranoid after our offer was accepted. What if we had purchased a lemon? What if there was structural damage? What if the property was improperly graded? We pretty much went over every single "worst case scenario" in our heads.

That all ended upon meeting Tim. He arrived early to the inspection and had all of his equipment set up. Not only did he make us feel at ease right away, he also made us feel like we were an integral part of the entire inspection. He welcomed our questions (we had many!) and gave us solid answers that highlighted his knowledge.

We walked away from the inspection knowing that we had bought a safe, structurally sound property. Tim pointed out a few issues that needed fixing, which we then addressed with our realtor.

First Time home buyer with a fantastic house inspector......

Tim is not what you expect. He can be described as a very friendly professional who really knows his inspections. Tim was on time and ready to inspect. He was completely courteous to not only myself but also my dad who was present at the time and went over the entire house with my dad and I. After the 3 hour inspection, we ran a little overtime and he was happy to follow my dad and I to my parents house which wasn't too far to complete his inspection and sat down explaining each room of my house. He was telling my parents and I what could go wrong and how to fix it. He answered all of our questions in an understandable way. Over the years I've purchased several homes and have witnessed as many home inspections. Tim will from now on be my inspector of choice! He arrived early, was friendly, thorough, and very helpful. Tim went through every single issue and explained how to fix them; as well as pointing out all the important features (water shut-offs, etc.) of the house.
