Had a home inspection by Sherlock home inspection on the house we purchased in burlington July 2013 . Can't say enough about how thorough this inspector was great job 3 thums up

I approached the subject of obtaining a home inspection with a lot of anxiety. My previous experience, just one, was extremely unpleasant.

First, about Sherlock Home Inspections...

I arranged for Sherlock to do the inspection on the house I am purchasing as a result of a recommendation by a couple in Burlington that said they were top notch. I arrived at the house 15 minutes before the scheduled appointment to find the Sherlock van parked in the driveway and the inspector preparing for the inspection. A good start. He introduced himself and the inspection began with the exterior. I didn't know how little I knew about houses until this chap started talking. He pointed out things I would never have dreamed would be a problem (or not), took his time explaining things in terms I could understand, and spared no detail.

Once the outside of the building was thoroughly inspected we moved inside and started from the basement, working up. About half way through the procedure he stopped and remarked that it is rare that he gets to inspect a home that is in such a well-maintained state. The previous owners had been meticulous in their maintenance regimen, and it showed. He said he only managed to get 1 or 2 inspections a year that went this well.

Three hours later we were done. The inspector presented me with a nicely bound binder with detailed records of his findings, exterior, interior, floor by floor, item by item, with the smallest detail covered. Each item also included detailed instructions on how to correct it. The binder also included an excellent collection of DIY how-to documents on basic house care and maintenance, from eavestrough leaks and cleaning to basement moisture. Everything. Covered.

As a point of reference, my previous home inspection - on the house I last owned - took place without my knowledge or presence even though I paid for it. It was done through the bank. I called the inspector and he refused to release a copy of his report, as did the bank. That report cost me in excess of $800, and that was in 1992.

The fee Sherlock charged me, including this magnificent binder that will be put to use throughout the time I live in this house - was under $400.

Fabulous service by an outstanding inspector that really knew his stuff - at a price that was more than reasonable.
