Les Appartements La Sorbonne/La Sorbonne Apartments Montreal Canada
My building was sold to this new landlord in 2011. There were violations the first landlord never fixed and I was still waiting for the Housing Board/ le Regie des Logement in Montreal to take my case. Even after hiring a lawyer and spending 1,700 for repairs past and current landlord at Les Appartements la Sorbonne refused to fix, I finally got chance to present my case but the judge, as my lawyer warned me, was “a conservative”. It was folly. I got two months free rent because was tired of paying attorney for each time I went to the Housing Board.
I’m in a basement apt.and the landlord refuses to spray for bugs on a regular basis, they arent cockroaches or bedbugs but still there are and have been tons of insects. See photos.
The landlord , Gerard Boismenu, and his son, are the worst landlords I have had and im 59 years old. They entered without advising me, they showed up when they were not supposed to, without prior advance 24 hour notice and just made my life hell.
As I have a physical disability it is hard and expensive for me to move so I thought that eventually they would do what they are supposed to. The elder G. Boismenu would come here and make personal insults and that stopped when I told him one day that I was recording him. But now my refrigerator door is broken—it was like that when i came in, the door is rusted, there are holes in my screens, bugs all over the place, and I have been waiting for a year, now, to get to the Regie, or the Housing Board, actually, it is one year and three months.
Also, when this landlord bought the place, he shut off the hot water for the laundry. Really! We have one washing machine and one dryer for an apartment with 13 apartments, and only one dryer./washer, and he is so cheap he doesnt want to give us hot water to wash our clothing with! And he asks two dollars for the wash which costs 1$ down the street at the laundromat. I was also told by another young man in the local laundromat that he too is a tenant of this landlord, in another building on my street, and that the landlord does the same there. Talk about pinching pennies, I have never, ever in my life seen a landlord who shuts the hot water off so that tenants cannot do their laundry in hot water.
Here are a few of the problems that I am waiting to have settled in the Housing Court. Also, the landlord has been very vocal that he wants to use all his apartments for students, probably because he can charge more, every year, and because there is a need for apts so those students are more willing to pay the price. I took pictures to show how old the refrigerator is, and the paint in my bathtub is chipping really bad. If they had any respect at all for their tenants (Ive been here 7 years) they would simply fix things when they go bad, but Les Appartements La Sorbonne, doesn’t.

- Les propriétaires rentrent dans votre logement sans avertir avant. Du moment qu'on demande des réparations, ils rentrent quand bon leur semble, sans jamais avertir. Ils sont notamment déjà rentrés alors que je dormais et alors que j'étais sous ma douche. Pas agréable.
- Le propriétaire d'origine (le plus vieux) est la définition même du mot désagréable. Il est déjà rentré dans notre logement sans aucune raison valable. Il nous a aussi déjà dit qu'ils "n'acceptent pas les vélos" et qu'il fallait les laisser à l'université, sachant qu'on allait à l'université à vélo.
- Ils nous avaient dit qu'ils allaient nettoyer la moisissure de la salle de bains avant qu'on rentre. Cela n'a jamais été fait et la salle de bains était dégueulasse.
- On a passé un mois en train de leur demander de contacter les nouveaux locataires de notre appartement afin de demander s'ils voulaient déménager avant ou après le premier juillet. Chaque fois qu'on leur rappelait cela, ils faisaient comme si c'était la première fois qu'on en parlait et répétaient qu'ils allaient le faire. Cela n'a jamais été fait.

Cependant.

- La localisation est optimale quand tu vas à l'université. On y était en trois minutes à pied.

Finalement, si tu es étudiant et tu tiens pas trop à ton intimité et tu t'en fous des salles de bain moisies, ça va. Sinon, cherche d'autres propriétaires.

moisissures dans la salle de bain depuis plusieurs mois cependant ca ne pose aucun probleme au proprietaire, l'email de la baignoire est tres use .
Appartement tres mal entretenu aucune reparation ni renovations.

Jai les meme problemes. Void le revue, CJPlourde, cest moi. Ca fait sept ans que je suis sur ste Kevin et le prop. “S’en fout” de nous.

Étudiante locataire durant 6 ans
Moi j'y ai habité 6 ans durant mes études avec mon copain et nous habitions en face de l'Université de Montréal. Nous sommes déménagés en juin 2016 pour travailler à l'extérieur du pays. J'ai habité 3 appartements dans leurs immeubles et tous ont été très bien. Nos réparations ont été faites rapidement. Je me suis toujours sentis en sécurité. Mes parents au Saguenay ont toujours été rassurés pendant mes études à Montréal. Pour ma part je suis surprise des commentaires que je lis plus bas. Je tenais à le mentionner.

Good place where to live
I'm a student from HEC and lived in les apts La Sorbonne during my studies. Location is very good and the managers really care about their apartments and tenants. I really recommand to stay there during the time of your studies.

Pire appart
Cest de la merde! Le peoprio se fout complètement de b'votre intimité, il rentre comme bon leur semble! Je vous le déconseille. Remplis de fourmi et les machine a lsver mange les sous moissisure couvert de peinture dans la salle de bain.

From a Long Time Resident
I live in this place for many years and I have a very good service. Repairs are made quickly. I have a nice apartment and I love where I live. They are present and they manage well their properties.

RUN
Had water problems and had to go see them several times a week to get updates on the repairs. Basically took them 2 weeks (while water was running form my ceiling). They have the worst attitude, always seem as if you are a waste of time. Also had mold for 6 months and still have it in my bathroom. They walk in my appartement whenever they want. I asked them to advise me when they come, just the date, and was told they cannot start advising every one.
Location still really awesome for UdeM students

Agree with the last review
I only have negative things to say about this company. Originally when I took my apartment it was an other owner but they sold the building to this company a few months after I moved in. I've had an ongoing silverfish problem which they refuse to address. I've had to throw out lots of things because they got infested with silverfish. Not only that but I find them in my bowls and such wich is really gross. I also have repairs that need to be done like broken tiles in the bathroom and have asked them twice to fix it. I had a friend get injured on those tiles. When I inquired about it a third time they told me it was fixed which is funny cause when I look at it, it's still broken. I'm waiting impatiently for July to be able to move out!!

Run!
The owners possess too many apartments buildings to really care about the problems and claims of each tenant. To them, you would only be a number, as I was. Rent is expensive, but normal for the sector (UdeM campus). If at least they would give a good service... I have had bedbugs, mice, humidity problems and always dealt with my problems myself: it was not even worth asking, it was always the tenant's fault. Landlord is rude and unpleasant, asks for 12 checks in advance (you bet!), enters the apartment without 24 hours notice for visits (just knocks on the door and gets in!), sends people for repairs/upgrades without telling. I could go on and on... It is a family business: son is same as father.
