I never received my Laundry card security deposited back after I left the apartment. No one picks up phone, no one answers or replies to mail.

The two towers have been acquired by Timbercreek Asset Management, a private equity firm that specializes in real estate. As a result, the management of these two buildings has been completely changed. We moved into a renovated apartment, and all the kitchen devices such as dishwasher, microwave, and refrigerator were new. Whenever we had a problem, like blocked kitchen sink, we posted an online complaint and the problem was fixed in 24 hours. The lobby is now heated, and the buildings are clean. We stay on the 18th floor and have seen anything lying in the lobby cleaned away. A new gym is coming up by December, and it will be big because it will include the area which had the pool previously. I think that the management and condition of the two buildings was bad before the new company bought the properties. I can't talk about other tenants, but the deplorable condition described in other reviews seems to have been corrected and taken care of. It's a pretty good place to live now.

A new compnay has taken this building over but still ADVOID. Lived here from sept 2015 - april 2016. PROS: Its close to alot of shops and bar. CONS: terrible construction noise almost every morning(note the video). Elevators take ages to show up (normal wait time is about 5-8mins - TSA shut down the elevators three times while I was living there. theres no hot/cold water at least once a week due to "maintenance", heating system broke and flooded the walls of tower 2. We had water pouring down our walls for a day, it was just left to dry.The underground garage is full of dirt and leaves your car with a layer of dirt everyday. Pool, suna, b-ball court all boken down, never open. People don't poop and scoop on the property leaving doggie do-do all over. If your eco-friendly also stay away beacuse management won't even provide you with recycling bins and the recycing area is always full. A firend of mine in a different apt. was taken to court due to "non-payment of rent". Turns out the company just lost her post-dated checks. Rent is way to high for these issues. I can't understand how people still are allowed to live here.

I had moved into 300 Regina St N in September 2013. We had a renovated suite which was not complete. Before we had moved in, they had called us to let us know that our suite had been flooded and that we can not move in until they had fixed the problem. After we had moved in, there was a hole in the ceiling which they cut to access the leaking pipes as well as the walls having a nasty texture and colour due to the water damage.

We had asked management multiple times to fix the issue but they never got across to doing it. One year later they had finally repainted the walls buy had still not patched up the ceiling.

Management is very rude and does not care about any tenants. There are water leaks in the basement everyday. You pay extra for parking but it is not worth it if you are going to park underground. Sometimes the door does not open or they will leave the door open for a few weeks when in repair. While they had the door open, someone had come and broke into my car. This happened twice. Management blamed us for the mishap and was very rude about the situation. They had no cameras down there to assist us.

The gym is broken down and it is almost unusable. The sauna had not worked at all. The basketball net had broke and they had told us that it would take them a few months to fix. They had also falsely advertised a party and theatre room which were not there. The only thing that worked right was the swimming pool. After moving out, they have still not given back our deposit for the recreational facilities. They are consistently giving us excuses.

The power would cut more often than it should have as well as a consistent water shut off. The thermostat would not work and at times it would be boiling inside the unit. When we had told management they had told us to use the broken thermostat, when we told them it was broken, they had told us to fill out a work order which was never completed. There were also police officers who had consistently visited the building for various reasons and problems.

They also began to raise rent quite drastically to the point it was no longer worth living at such a dump. There are even more things wrong with this place which I can list. This place is not worth a dime. They need a new management as the ones they have are lazy and not productive at all. Please stay away from this place. Not worth the money.

What do you mean by dirty? Would you care to specify, please?

These two buildings have a high mold content due to numerous water leaks. The exteriors of the towers have very small holes which allow rain water and melting snow to enter the apartments and flood the floors. I know of 2 such units which have experienced this ongoing problem.

The balconies are unsafe. City engineers have ordered the current landlord to fix them as the railings are being held on with wire; these are 18 and 19 story buildings.

The water is constantly being turned off by the landlord and when it does come back on, you have no hot water for most of the day. The only notice the landlord will give you that the water is being shut off, is by way of a notice in the lobby. But if you don't pass through the lobby on your way home, due to entering the building via the parking garage and taking the elevator straight up to your apartment, then you will not know this and will wake up to no water.

The landlord turns the heat off as soon as the outdoor temperature rises and leaves it off until late October. If the night-time temperature dips during this period, you either have to wear extra clothes or blankets or heat your apartment with your stove, which is very dangerous.

When the electricity goes off, the back up generator is supposed to supply enough power for emergency lighting in stairwells and common areas as well as supplying power to one of the 3 elevators in each building. This is not the case. The recent power outage left only one of the two towers with a working elevator. If you lived on one of the higher floors, you had to walk up and down the stairs to get to your apartment. If there had been an emergency during this time period, paramedics would have had to carry their equipment and a stretcher up 19 stories and then carry their equipment, a stretcher and a patient, down 19 stories. It is insane.

The buildings are filthy. Use your keys to touch the elevator buttons.

A good game to play while you are waiting for an elevator is 'Guess that Smell'. The high Asian concentration amongst those tenants who still live at 300 Regina will make you think that you are either in New Delhi or Hong Kong by the sickening smells drifting around the hallways or up the sides of the buildings during the summer months (so forget about having your windows open).

The landlord, Starlight, used to be called Trans Globe. They have a miserable reputation when it comes to maintaining properties and handling money. If you pay by direct debit, make sure that you check how much is going out of your account each month. I now of tenants who have had different amounts taken from their bank accounts and one case were a woman ended her tenancy at 300 Regina but the landlord took an additional 6 months rent from her account after she had moved out. If you owe them a penny, they will hassle you for it. If they owe you money, either deposit refunds or interest on your last months rent, good luck getting it from them.

You have to pay for all the extra amenities at 300 Regina, which are included for FREE at neighbouring properties. Air conditioning is an extra $150. Access to the fitness centre is an EXTRA $20. Fitness equipment, if you can call it that, is constantly broken. The swimming pool is a health hazard and has been closed by the Health Department.

There is NO SECURITY. Despite what the landlord claims, you can enter both of these towers without anyone seeing you as cameras are only located in the lobbies of both building. If you enter by the side doors or through the parking garage, and do not pass through the lobby, then no one will know that you are in the buildings.

Rents at 300 Regina are very high.
The NEW buildings which have gone up next to 300 Regina and along King Street are only HALF of what is charged at 300 Regina. For $649 per month, you can get a one bedroom with your own ensuite bathroom at 280 Regina Street North, Waterloo. Everything is included. The same for those over on King Street. Those ones are even fully furnished and come with a games room, Xbox, Wii, Playstation, Tanning Room, Fitness room, free Internet in the lounge. The only difference is that they are 5 bedroom suites. BUT, if you have four friends or know of other people who would like to share the total rent with you, then they are only $649 per month. In comparison, a 1 bedroom at 300 Regina is $1,130+ per month. It is a total rip off.

I have lived in Tower 1 since Jan. 2012. I moved from Montreal to Waterloo and this is my first experience with TransGlobe. I would like to share with you my story:

- For moving in on Jan. 16th, I gave a certified check for the last month's rent and the prorated rent of January and a personal check for February to Mr. P. B. of TransGlobe on Jan. 4th. I was informed on Jan. 5th that I could contact Mr. G. the building representative of Tower I to sign the lease and reserve the elevator. I called a few times and left a message but no one returned my call. Finally, I talked to Mr. G. but he said that the lease was not ready and I would get it on the moving day.

- On the moving day, Mr. G. did not answer the phone. After a few minutes of waiting, Ms. K. from Tower II showed me the lease and I signed it but she did not give me the parking spot. I was told that I had to park my car outside although I had paid for an indoor parking.

- On the moving day, the apartment number 1406 had the following problems:
* Quite a few door knobs were missing.
* The apartment had been painted in grey but it was beige when I saw it.
* The thermostat was not working.
* There was no smoke detector in the apartment.
* There was a big dirty carpet and lots of cigarette residues in the balcony.
* There were large black spots on the wall of the bedroom.
* One of the sliders of the bedroom window was missing.
* One of the doors of the storage in the entrance corridor was not installed and it was in the kitchen.
* I had not been assigned a parking space. I was not given a key for the parking, the laundry card and the key to the sport facility.

- Working hours for the office are announced on the door as 8AM to 5PM but they start at 9:00AM so I have to spend my lunch time at work to come to the building and try to find the building representative.

- On January 17th, I told Mr. G. in the morning that I need him to look at my apartment at 12:15PM. However, I had to wait for more than half an hour after our appointment to show my apartment to him.

- On January 18th, I was given the key for the parking but they had ran out of laundry cards and their bank machine was not functioning so I was not able to pay the deposit for the keys to the sport facility.

- On January 18th, when I went to the parking spot, I saw two big bulky rolls of trash that prevented my car from fitting in the spot. That was a turning moment for me.

I can not accept this welcome package from TransGlobe. They have wasted my time while I didn't have time. Now, I would like to make some time for TransGlobe.

P.S. From August 2012, the building was sold to Gateway Property Management. The building is becoming worse every day. Gateway is trying to renovate the building but it is currently not a livable place. Stay away from it.

I'm still surprised these companies continue to think they can treat people that way. DO SOMETHING. Sometimes cities have property standards divisions. When I lived in Ottawa this is how I fought the property management company. Called in the city's property standards division. They tore the place apart and issued a notice to the company that they had 30 days to clean up a myriad of issues or else face a $20,000 fine. Look at all your legal options. They hate having to hire a paralegal.

Thanks for your guidance. I did not know about Property Standards Bylaw. I have created a website to get the tenants together: http://www.tenantshelptenants.com/. What is funny and scary is that "someone" puts the website ads I post on the building's bulletin board on fire!
