Hi there, just wanted to make my opinion heard - yes there have been a lot of complaints about noise in this building in the last couple of years but it's only because management are trying to improve it. You can't beat the size of the condo units, the care maintenance staff put in, the friendly management staff, the lovely view from our huge balcony and the many amenities and facilities they offer her. Loved it so much we decided to move my mom in instead of a retirement home. Write me if you want to know more!

We have been living at the Crosswinds for several years now with no plans to move out. In general, we are quite happy living at the Crosswinds and the new Building Property Manager and the staff work hard every day to ensure the building (both inside and out) are properly maintained. Kudos to them.

And currently, yes, there have been a lot of repairs over the last several years (garage and balconies) -- now necessary because they were not dealt with at the onset. And the current noise factor has been and will continue to be quite high because of major repairs to the balconies; and yes, we may have to leave our apartments for peace and quiet during the day OR wear ear plugs/or headphones to block out the noise when we are watching TV, but at least our evenings will be quiet. There is a reason why our balcony doors have to be locked from the outside during this major undertaking - Imagine what could happen if someone opened the balcony door by mistake (or out of curiosity)? Let's not forget that we were all given several months' notice so it's not like this is a total surprise. We know that the noise factor will be very (no extremely) unpleasant and we all (including myself) at one time or another will be cursing and bitching -- But overall, this is still a great high end building! And the grass is not greener elsewhere!!

The noise in this building is intolerable. Jackhammers now on a SIX day basis, from 7:15 a.m. until 5:30 p.m. The only day there is any peace, is Sunday. No entertaining here.
Do walking area, all confiscated. BBQ's removed and patio closed. No storage space.
All patio doors and windows locked up, leaving only two exits per floor, in case of emergency.
Rents are in $2,000 range and climbing.
Management disregards anything tenant needs.

No rating here. Nothing, absolutely nothing to rave about in this building.

If you like to hear the sound of jack hammering weekdays from 8-5 then this is your place. The sound is extremely loud and can be heard from one end of the building to the other. They decided also to screw shut our patio doors and windows. Thanks to the shut windows and patio door it's extremely hot. This will go on for 2 years.

One of the maintenance staff is incompetent. You can clearly point out the issue to him and he'll find every excuse to avoid having to do some work. Ex: shower was broken, either had only hot water or only cold. His response on first visit was my water tap needed to be adjusted. Second visit since his first so call repairs didn't work was that the boiler on the roof was broken. Seemed odd since this was only happening to one water tap. Took 3 visits and a phone call to a plumber to have it repaired. Only need to have the water cartridge in the tap replaced.

Laminated flooring kept coming up and apart. Took 4 months to have the contractor call me to make an appointment. Which he didn't show up to. On second appointment he showed up a few hours late with the wrong laminated floor. Third visit was finally here and the floor got half fix.

Elevators was suppose to only take one year to have them replace. We're now 3 years and 3 out of the 4 are completed. During that time wait time could be up to 30 minutes to get an elevator.

As the previous person wrote, we'd also had issues with silver fish in our bathrooms and kitchen. Staff is well aware but seems to be fine with that.

They advertise their putting green at the front. Good luck getting there with all of the construction.

Overall I wouldn't send my worst enemy to live there. Go else were...If I could rate it a zero then I would.

I moved into this building 12 years ago and at the time the property manager cared about the tenants and their concerns. Long gone now. The management/owners treat all tenant concerns as trivial.

Management (Shelter Canadian Properties Limited) does not treat their tenants fairly. The landlord/property management company started installing laminate flooring without sound proofing the floor and the ceiling of the apartment below. As a result, I hear all kinds of heavy foot fall, vacuuming, etc. Also, the tenant above is awake at all of hours and likes to party, vacuum between midnight and 5 a.m. I complained multiple times to management and they threatened to evict me if I complained again, although I've been living here for nearly 7 years and am a model tenant. I filed a complaint with Ontario's Landlord & Tenant Board, but this was a waste of time. It should just be called the Landlord Board because they never rule in the tenant's favour as attested to me by the Duty Counsel.

In addition to using a heavy hand with long term tenants (to force us out so they can substantially increase the rent), they allow some tenants to break their lease to take advantage of temporary "incentives." This allows the tenants to move to another apartment for lower rent. They've done this on several occasions.

Also, there have been massive renovations going on for the pass three years to the parking garage. As a result, they've been asking for a rent above the guideline increases of 3% above the guideline. We've had to fight to get it reduced to 1%. But, the landlord is filing for another increase - he can ask for up to 9%.

They are taking great pains to beautify the exterior of the building but aren't taking care of existing tenants' units. The kitchen and bathroom cabinets that I have are the original ones built in 1975. If you want a unit with a new kitchen, the rent will go up by $300.00/mth. Yet, they somehow think it's okay to plant 4,000 plants and put in a new putting range. There is also a tennis court, but nobody uses it! In addition, the contract to do all of this work was awarded to a drywall company!

The Regional Manager's office is in this building. He is arrogant. We have a new property manager who doesn't know anything even though she's been working for Shelter Canadian Limited for 20 years. She took over from the previous property manager who "retired". Every time you ask the new manager a question her answer is "I don't know" or, if you bring up an issue, she acts like it's new news to her. Many tenants are wondering what she's being paid to do.

At any rate, I do not recommend moving here unless you're hearing impaired. By the way, the place is infested with silver fish.
