Very happy I bought.

Condo fees are reasonable, staff are excellent. As rental units are converted to owners value increases. Making it a good investment.

While most people enjoy the building when they first move in and staff are still attentive it doesn't stay that way. You soon learn and start to see the many multiple problems inside and outside of the units. The renovations are surface only and the root of problems is never corrected so they reoccur over and over with staff putting the blame on tenants and owners alike.

From the outside the building looks like a prison when viewed from a distance. The enormous areas of wall painted pink make it look like someone made a huge error in judgement. The multicoloured(white, yellow, orange and blue) doors of the units make it look like something out of a Dr.Suess book.

Inside the laminate floors are nothing more then peel and stick flooring which is often peeling away from a preexisting floor that was not prepared properly. The particle board kitchen cabinets can't stand up to everyday use and cleaning, showing the wear and tear shortly after moving in to this building and often retaining and causing water damage to show. Appliances are often not hooked up when first moving in and either the tenant or owner must do it or they will be waiting for up to 48 hours for someone to respond and hook them up for them although most are told upon signing a lease that all this will be done before they move in, however be prepared for them to be doing it while you are actually moving in if that is the case.

The building itself does have a number of issues including cockroaches, mice, feral ants, black mold and bed bugs. These are addressed by the building but unless you want to move and prepare your place numerous times for them to come in to treat your unit, your on your own and failing treatment on your own if you have not reported it you will also be charged if your neighbours complain about the same problems. There is also police presence on almost a daily basis with numerous visits from the fire and ambulance departments during any given month. Neighbours can often be heard partying or in domestic disbutes however it is up to you to contact the proper authorities in order to have it dealt with as this is according to staff "not their problem". If you live on a lower floor anywhere from 7th and down you will also frequently be inundated with neighbours who throw things from their balconies but unless you witness the actual throwing of the object from cigarette butts to dirty diapers the building staff will again inform you there is nothing they can do about it if you didn't see the actual act being preformed. There is a high turn over of staff in the building and with all of them seeming to have a similar response to most issues one is only to believe that the orders of ignore it and put the blame on the tenants is coming from their head office located in London, Ontario.

Sure there is a beautiful creek and park like surrounding area however don't wear your good shoes out there as due to the many irresponsible dog owners in the building you'll have to keep an eye out for "cow pies" for lack of a more friendly term. However don't worry because that is city property so again this is not the buildings responsibility, by the way neither is your neighbours dog if it won't stop yapping and barking all day and night and there are a few of them.

On top of these many issues you will also be subjected to monthly fire drills, which are extremely loud, neighbouring buildings and homes often complain of the noise. Then there will be the twice a year unit inspections where your unit is expected to look as good as it did the day you moved in. If it is not up to their standards you will receive notice to fix all of this out of your own pocket unless you can prove you have already filed either a complaint or repair order in the office which they have failed to address. The many renovations they are doing and advertise fails to mention that this means you will be subjected to on going construction noise throughout the week. Many tenants have complained of hearing loss due to being subjected to noise which the health department has stated is unacceptable but has not been able to put a stop to as of yet. The building did supply one of the seniors in the building with noise reduction headphones to help her feel more comfortable. I hope you will enjoy supplying your own and wearing these continuously in your apartment just to be able to function.

As someone who lived there for many years and has now been out of the building for quite awhile, I have a few friends who have remained there due to financial reasons and it has only become worse. If after reading this review you still choose to move here then I would like to leave you with the proverbial "I told you so." Choose wisely or you may regret your decision.

I just moved in, I bought a condo.
I see they well kept the building. the under garage is in very good condition, the concrete around the building is good. I have no complaints about the building it self.
its very clean, the grass is green. there's a pretty creek and park near by. I would suggest people to move in.
The condo fees and or the rent is reasonable. and you can tell that the new investors are making a change. I feel safe and its a place to start a family and be part of the community.
I feel sorry for the past residence that gave bad reviews.
but I lived many places all over Ontario. And for the price its a steal. and I would recommend.

still a dump always a dump takes cleaners weeks to clean all the lobbys when the old cleaner had em done by noon... dont buy a home here

Most of their good staff leave after a short while, the staff that remains are very incompetent. The "new" maintenance man can not grow grass, fix door handles or will even talk to you unless you are a good looking female.

The elevators are always down, they focus on frivolous issues to the highest standard and shrug off real issues. There is very little parking for guests and residents. They are the only company I have even seen brag about 10 million dollars in renovations, tells me they let issues slide until they are forced to fix them by law.

Tenants who have lived there 5/10/15 years and longer are moving out due to their ignorance to issues and just how rude and inhumane they are.

There are much better places,

this person is right on the money....i used to live there....they have a guy who says hes just a contractor but he thinks hes god....hes an asshole....he treats people with no respect and treats his staff almost as bad. they had good people and those people left because they couldnt handle it no more.....and they fired the only good cleener they had cause her boy quit from them and was trying to help there tenants who got screwed over by these people.

This place is a lemon... it looks good but you do not want to live there! The staff are scam artists, they make up bogus penalties and service charges, and the building is ridden with black mold. It will show after your first month there.
