Fail. My mother was in Memory Care for a year with no family in town to advocate for her. They are simply incapable of communicating with family. I couldn’t find out if her furniture or Christmas presents arrived, when I would phone to ask how she was doing whoever answered the phone would call out to a colleague “[mother’s name] daughter wants to know how she’s doing” within my mother’s hearing and I would hear my mother in the background becoming upset and confused because she was being talked about! When I was finally able to move her out , I discovered that her room stank (mildew? Cat piss?), some furniture was not assembled and dangerously leaning against the wall, and her closet was filled with other people’s clothes. She is also missing a brand new winter coat. They were also incapable of communicating with the receiving facility in a timely manner and I was told by her new home that this was the worst transfer they had ever experienced with respect to receiving vital continuity of care information. The only time Leaside Revera voluntarily communicated with me was when they hounded me with phone calls for $125.00 private physician’s fee so the doctor could fill out a transfer form 3 1/2 weeks after it was requested. I have given them every chance to make this right with our family, but true to form, they have not bothered to communicate with us. In fact, parent company Revera requested a review, and asked if I would like them to contact me. I said yes. It’s been over a month, not looking likely that they will even follow through. It is such a relief to now witness what proper, respectful care looks like.

Absolutely do not put your loved ones here! The care staff on the floors are generally nice and doing their best. However, they are seriously understaffed. The residents on the memory floor are just put out in a circle with a radio on. No interaction, no real stimulation for hours on end. The quality of life for people there was so sad. When my father got sick and could no longer live there, my sister negotiated a refund for part of the (long) time he spent in the hospital. They made the cheque out to my father's estate (he wasn't dead!), and when I returned it to have them reissue it, they never did. Denied it had ever existed in fact. The people who manage the residence are not very helpful and don't seem to care much about the conditions. He had been in another home previously, and the care there was much better.

They advertise "Luxury Buildings", maybe 40 years ago they were!. Everything is falling apart. The elevators don't work, windows leak excessively, air conditioning does not work, floors and corridors don't get cleaned (I've got dirt from working on a leaking ceiling in the hallway that hasn't been vacuumed for weeks). Most older buildings are now renovating but not these buildings (management is to cheap). Everything is painted over and the kitchen cupboards are the original and have been painted over and over to the point that they don't even close properly. The worst part is that management won't do anything and work orders never get completed. These buildings are now a disgrace.

There was a time this building and its sister building (95) were crown jewels in Toronto. These buildings had by far the biggest units on offer and greatest value in the city. I have lived in this building since 1997 but incessant elevator breakdowns (sometimes for a whole day!) is not only a huge inconvenience but a major safety issue that is not being addressed. For a couple of months in the fall of 2015 the down button on our floor didn't work at all which meant either walking down a flight of stairs to get an elevator or taking the up elevator to go down. Work was supposed to begin on upgrading the elevators January 2016. January has come and gone and a notice in the elevator said that work would begin "sometime this year". Not good enough as this is a basic service that should be easily accessed by apartment residents. Additionally, the windows in this building needed replacing long ago. Leaking has resulted in plaster work around windows needing to be done almost every six months. Cool air comes in which makes units drafty and uncomfortable. I am feeling stuck between a rock and a hard place. I am one of a few people I know who has called the bylaw office and the City Councillor in our area to complain. Morguard Corporation has taken what was once a prize Goldlist Property building and is slowly becoming a slum lord. The unfortunate thing is that the office staff, who are lovely and very attentive, can only follow the decisions of the company and really have no power to improve services unless approved by head office. If you have been considering a move to this building I would really consider these issues before renting here.

THE GOOD :
Spacious rooms
Relatively clean

THE BAD:
Old building with crumbling infrastructure.
Frequent total water outage lasting 8 hours or more which makes it difficult for those who are retired or stay at home moms.
Snotty management.
Frequent false fire alarms (4 in last 10 days in 85 building including 3 after midnight when people are sleeping).
There is supposed to be a security guard in the lobby but you would hardly see any at the seat.
Roach infestation in many units that come through little holes in kitchen walls and bathrooms along the pipes.
etc, etc,

THE UGLY.
One or two and sometimes three elevators are out of service in each building at any given time and they stay out of service for months because these are 45 year old elevators which are not serviceable to begin with and should have been replaced 15 years ago. Extended wait to go up and come down sometimes 20 minutes and more. Management does not care if tenants are inconvenienced.

These buildings have 6 elevators each; 3 that service the low-rise floors and 3 that service the high-rise floors. The elevators have become increasingly unreliable over the past few years. Now they are to the point that there is often only 1 elevator working for 20+ floors. This means it has become common to have to wait 15-20 minutes for an elevator. This means something as simple as going to the corner store can take almost an hour. People in wheelchairs are often left waiting hours to try and get on an elevator as each time the elevator gets to the floor they are on it is too full with people to fit their wheelchairs. Management is unprofessional and make it clear that they do not care about the situation or their tenants, one sign they recently posted on a broken elevator that has been broken for months read "Please be advised that the elevator will be out of service indefinitely we have no idea when it will be fixed or in service - Thank you, Management". The management is property manager Amit Thakur. By the way, that sign was on the elevator that is designated for the fire department to use in cases of emergency.

The pharaoh ant infestation in these building is a whole other problem.

Stay away.

My husband and I have lived here for 10yrs. The elevators are poorly if not at all maintained and with having 44 floors having 3 elevators and having 2 out of service is the norm in both 85/95 cleaning staff are so lazy and slow that the building always looks very dirty. Even inside the elevators there is dust bunnies and I mean huge bunnies hanging from the corners of the ceilings and none of the cleaners do anything about it. The on site Property Manager (Dominic) has no customer service skills or seems not to really care about issues brought to him. So why do we not move? We ask ourselves this every year. I guess it's because of the large space and we have security.

Nicest rental building in the neighborhood... sadly not much competition around here. The other buildings down the street are disgusting. Rent is reasonable relative to some more modern buildings in Toronto and large units are about the only positives... It is of course rent-controlled.

This building is getting old (40 years). The elevators seem to be original and very frequently out of service. This year four out of six elevators are frequently out of service. That means only one elevator for the low-rise and one for the high-rise sections of the building. Management suggest they will be refurbished next year but that is what they said last year. 2-stars if they ever get the elevators replaced.

Frequent water outages due to broken pipes or urgent repairs. Frequent power issues as well.

New tenants will be required to pay for hydro/electricity - no longer all-inclusive.

The HVAC (heat, ventilation, air conditioning) units are moldy, musty, never serviced (except for cheap low quality filter changes). Windows leak cold air terribly in the winter.

This layers of 40-years old paint peeling (more like cracking) off the walls but management will not re-paint for an existing tenant. Do not want to touch it - probably lead paint under there.

Chronic issues with small red ants throughout the building. Staff attempt to resolve several times but the ants always return.

Some staff professional and friendly - they try to keep the place maintained. But upper management and a number of the maintenance staff are both nasty to deal with and incompetent.

Neighborhood appears to be in a state of decline at the moment.

This was a decent place to live 10+ years ago. Now - Not recommended.

Edit: Wow this place has declined even further over the last six months. Many new large multi-generational families moving into single apartment units causing even more over-crowding of elevators and grounds. Very common problem with apartments just down the street. The water outages never end. Frequently only one elevator working. The so-called elevator repairs appear to be simply refurbishing again - they are 45 years old - replace them! Low rise elevators will not be completed until 2018 if lucky. Front lobby entrance doors broken, more than half of the electric assist doors are stuck or broken. Hand sanitizers in the B1 level are all non-functional. Moving out ASAP.

As much as 95 Thorncliffe is kept clean and neighbours are quiet, elevators are old and are out of service often. This is an item of conern considering there are 43 floors.

My husband and I moved in 95 to a one bedroom apartment in 2011. The apartment was nice, clean and well maintained. The price is great because it includes the utilities and amenities (pool,gym,etc.) The view from the apartment is nice. The onsite laundry room is decent. The building landscaping in the spring or summer is nice. They have added a fence around the building and more benches to enjoy the view. The pool and Bar-B-Que are also nice amenities in the summer months. It's also nice to be in walking distance of the grocery stores (food basics), restaurants (Tim Horton's, McDonald's, Swiss Chalet, Popeye's, ect.), schools and the park. It's a nice driving distance to Eglinton or Don Mill's Shopping Center. The staff has been very responsible, friendly, and attentive. And the neighbors have always been kind. Living here for a few years, my husband and I have decided to not ever move unless we decide to buy a house.

Lived here since 2005 in 975 sq. ft. large 1 bedroom afterwards upgraded into a large 3 bedroom 1,700 sq. ft. in 2010. Onsite property management & maintenance teams are tenant responsive, responsible, caring and fantastic. Monthly rent is reasonable considering the huge suites and creative layouts. View is breathtaking. Neighbors are great. I love living here and plan to stay forever: it's great and unique.

my wife and i lived in both 85 & 95 thorncliffe park drive from 1972 until our son was 10 yrs old ...a total of 18 years.
first in the adult bldg, then in 1981 in the family bldg.
the facilities were realty quite good and back then the maintenance staff was excellent.

now we are retired and are considering going back as these apts are large and generally well maintained. we have Friends still living there after 30 years and they strongly suggested we come back to this place. we will be looking for a large one bedroom unit or a small(er) two bedroom. either bldg is fine but we'd prefer a higher floor.
